Many times, listing agents will call for all offers by a certain date and time…which means you only get one shot to make an offer that will allow you to be the “winner”. As summer comes to a close, the Rick Cox Realty team reflects on their summer and their favorite Richmond experiences. 

Q: The end of August is coming up, what are your favorite things to do with your family to wrap up the summer?

Rick: As a family, we enjoy going on walks in the evening to enjoy the nice warm weather.

Eleni: Every year the day before school begins, we take the kids to get ice cream. Marks the end of summer and beginning of the new school year.

Eleni: Yes – We go to the Greek Festival every year at St. Helen and Constantine. They have the Best Greek dessert, Lukumades, Greek Donuts soaked in Honey

 Before the rise of the Supermarket, came the original Farmers Market that brought all the townsfolk together. One of these markets, was Richmond’s 17th Farmers Market, a historical site today. With Virginia being primarily farmland in the colonial days, farmers markets were the center of shopping and a source to purchase/exchange fresh produce. With the James River being the hub for trade, Richmond served as a growing city and a center for farmers to bring their trade. The first Market House/Farmers Market was created in the city of Richmond shortly after these trading posts began to find popularity. Happy National Ice Cream Day! As the heat wave continues, National Ice Cream day could not have come at a better time. This holiday was established by President Ronald Reagan in 1984 kicking it off with an ice cream party on Capitol Hill. 

 Ice Cream is such a popular treat that 26 liters of ice cream are consumed by the average American each year with a total spend of $20 billion on ice cream purchases from American consumers. We also are the top producers of ice cream in the world, producing over 898 million gallons per year.

I had a client tell me recently that their decorator had some specific rules with regard to the furniture in their home. Particularly that all the wood grains in a room should match. I found it interesting, particularly because I think style and décor are really very personal to the individual.

Although I can agree that there are some decorating options that are not “on trend”, I truly believe that there needs to be a balance between function, current trends and enjoyment of your surroundings that make up the décor or home style you choose.

I have clients asking me what buyers are looking for, with an eye on resale they are looking for a crystal ball into what will attract the next group of buyers down the line. This is a moving target, as

The purpose of staging is  to make a home feel inviting, while not being too personal and thus appealing to the most buyers possible. It also helps give potential buyers a feel for how to best lay out the space. Many buyers have a hard time visualiziing how their furniture will work in a space. Staging helps with this. It also helps with visualizing scale and proportions. Contrary to what many people think, an empty room can actually feel smaller than it is and may turn off buyers unless they see that it can hold more or larger furniture than they thought. A good stager will try to accomplish several things:

  • Flowers After 5 - Lewis Botanical Gardens - Thursdays June  through September
