A seller's market is most notably marked by a lack of inventory. Less supply=sellers' market. Despite Covid-19, we are finding that we are still in a sellers' market. The number of days on market is generally very few, and in the lower price ranges in particular (under $300k), sellers are receiving multiple offers and homes are selling for over list price. As a buyer, the way to navigate this is to put yourself in the best position possible to compete in a situation where there may be multiple buyers attracted to the area and price range where you are looking. Our team attended a Business Resource Meeting to learn more about Chesterfield County's Comprehensive Plan for the county that was presented by the Women’s Council of Realtors Richmond Chapter. The guest speaker, Steven Haasch, AICP Manager for Chesterfield County's Planning department discussed an overview of the vision the county is hoping to achieve for our community in the future.

The county currently has approximately 340,000 residents. The land that is currently available for development in the county is only ½ developed.  That leaves potential for this county to double in size. 

Chesterfield county is twice the size of Henrico and 8 times the size of Richmond. There is tremendous growth opportunity for our county and how we grow…
